In the largest projects, 168 houses will be demolished and replaced with 760 homes in Kiryat Eliezer. The Haifa Local Planning and Building Committee has approved several large urban renewal projects involving more than 1,000 housing units. The largest project is in the Kiryat El Yazer neighborhood in an area covering 5.25 acres between James de Rothschild Street and Hama Abilim Street, where 168 houses will be demolished and replaced with 760 houses. The project is moving forward after Beita-Rothschild Ltd and Africa-Israel Investments Ltd. A unique call for proposals from the Haifa Development Authority aimed at moving forward with a plan that is not economically feasible. The two construction companies will receive a grant of 16 million shekels over 10 years on the condition that the project includes 19 homes for rent with subsidized rent. The companies will also make social investments in the neighborhood for disadvantaged sectors of the population such as the elderly, for early childhood education and the integration of new families. Designed by Alexander Marrelli Architects, the project includes nine new buildings with 22 floors each and 1150 square meters of communal areas. The parking lots for the new apartment buildings will be underground so that Rothschild and Hambalim Streets can be expanded while keeping eucalyptus trees on the streets.
